On July 1, golfers walked Skyline for the first time. Tiger Woods' first mountain golf course design sits on a ridge above the Jordanelle Reservoir, with sightlines running to the Uinta Mountains, Deer Valley Resort, and the Heber Valley below. It is the kind of opening day a golf community waits years to have.
Most of the people playing that first round had committed to their membership more than a year before there was any grass to walk on. By August 2025, Forbes reported that all 500 Golf & Ski memberships at Marcella had already sold out, up from the more than 65 percent sold figure the club had reported just a month earlier, in July 2025, when Tiger Woods visited the site to review shaping and bunkering on a course that was still half sod. People bought the membership before the product existed to use.
For anyone comparing Marcella at Deer Valley to other golf real estate in the Wasatch Back, that timing matters more than the price per square foot. The golf membership that built Marcella's reputation is no longer for sale to new buyers. The real estate you can buy there today does not automatically come with it.
Marcella runs two membership tiers, and the club's own membership page lays out the mechanics plainly once you know to look for them.
That last point is the one worth sitting with. It is not enough to buy at Marcella. You have to buy in the right sub-community, hold the lesser membership first, and then wait, with no published timeline for when a Golf & Ski slot might open.
Ski Membership | Golf & Ski Membership | |
|---|---|---|
Availability | Currently open | Sold out (500 of 500) |
Real estate requirement | Marcella Landing or select Jordanelle Ridge lots | Historically, Marcella at Deer Valley or Jordanelle Ridge |
Golf access | Four tee times a year, guest rate | Unlimited access, both courses |
Path to upgrade | Waitlist eligible if also owning at Jordanelle Ridge | N/A |
The sellout itself is the strangest part of the story. Marcella went from roughly two-thirds sold in July 2025 to fully sold in August 2025, a full eleven months before Skyline hosted its first round. Buyers were purchasing the right to play a golf course based on a name and a rendering, not a finished product. Tiger Woods captured the gap himself during that July site visit, saying he could not wait to see the finished product of his first mountain design, a course that at the time was still under active construction.
That kind of demand curve tells you something useful if you are shopping the neighborhood now. The window when land purchase and full golf membership moved together at Marcella closed sometime in that one-month stretch in mid-2025. Every listing that comes to market at Marcella today needs to be read against that line. Was this parcel or home purchased before the sellout, when Golf & Ski access came attached, or after, when the buyer received a Ski Membership with a hard ceiling of four rounds a year and a waitlist with no guaranteed outcome.
Both of Marcella's golf courses sit on Jordanelle Ridge, with the first tees of Skyline and the still-under-construction Ambush course located within about 1,000 yards of the Marcella clubhouse, according to Forbes' August 2025 reporting. Ambush is being designed by Rob Collins, Tad King, and Trevor Dormer of King Collins Dormer, the team behind Landmand in Nebraska and the cult-favorite Sweetens Cove in Tennessee. As of the most recent public construction updates, Ambush was underway with no confirmed opening date.
Because Jordanelle Ridge land ownership is the one documented prerequisite for the golf waitlist, alongside holding a Ski Membership, that specific parcel of real estate now carries a function beyond the home you build on it. As of June 2026, homesites at Jordanelle Ridge were priced from roughly $3.75 million, with homes starting around $6.9 million. Buying there is not just buying an address. It is buying eligibility for a list that may or may not open again.
Marcella Landing sits inside Deer Valley East Village, which is still very much a construction site with a functioning ski resort layered on top of it. The Grand Hyatt Deer Valley is already open, and seven new chairlifts and a ten-passenger gondola came online for the 2025-26 season, part of a village Park City Magazine describes as heading toward 42 shops, 32 dining spots, and eight hotels at full build-out.
The pace has not slowed. Deer Valley's own June 2026 progress update confirmed the Hail Peak Express lift will open 200 new skiable acres for the 26/27 season, and that Park Peak Lodge's core and shell will be finished by fall 2026, with the interior following through the winter ahead of a 27/28 opening. In January 2026, Forbes Travel Guide reported that a ski-in, ski-out Waldorf Astoria, with 132 hotel accommodations and 105 private residences, is planned for East Village with an anticipated 2028 opening.
None of that changes the golf math directly. It does mean that a Marcella Landing purchase buys into a base village still assembling itself over the next two years, while a Jordanelle Ridge purchase buys into a quieter, golf-anchored setting that is finished or close to it on the amenity side, minus the certainty of ever holding full golf privileges.
If unrestricted access to Tiger Woods' first mountain course is the goal, that door closed in the summer of 2025. If ski-in, ski-out access inside a resort village still under construction through 2028 is the priority, Marcella Landing delivers that, without unrestricted golf access. If preserving a future path to full golf membership matters most, land at Jordanelle Ridge paired with a Ski Membership is the only route the club has published, and it comes with no promised timeline.
None of these are wrong answers. They are three different products wearing one name, and the difference only shows up once you ask which membership tier actually travels with a specific listing rather than assuming Marcella means the same thing on every parcel.
Can I buy a Golf & Ski Membership outright right now? No. Per Marcella's own membership terms, that tier is sold out. The only stated path in is the waitlist, and eligibility requires already holding a Ski Membership and owning land at Marcella Jordanelle Ridge.
Does the Ski Membership include any golf at all? Yes, but it is limited. Ski Members get four tee times a year at both courses, at the guest rate, not unrestricted play.
When does the second course, Ambush, open? As of the most recent reporting available, Ambush was under construction with no confirmed opening date announced.
Marcella's numbers change fast, and the gap between what a listing implies and what membership tier actually attaches to it is exactly the kind of detail that gets lost between a portal search and a signed contract.
